領展大集匯 領展大集匯 2023年4月4日 星期二 為免生疑的領展 於 星期二, 4月 04, 2023 張貼者： Link仔 2023年03月31日 須予披露交易 - 完成收購新加坡物業 領展完成收購新加坡物業的感受 領展告示 : 為免生疑，特此說明領展並沒有將其於2023年2月10日公布之供股所得的款項用於支付總購買價格。 事實 : 惠譽在去年5月份一篇報告中，亦警示領展的槓桿率將在2022財年達到23%左右，而在收購債務不斷增加的情況下，該數據最終將在2023財年和2024 財年趨向30%。領展就是因為買新加坡商場，引至債務比率由23.2%增至27.1%，明知會將債務比率推近至30%，可能觸發調降評級危險水平，固需供股降低領展債務比率至20%，雖然沒有使用供股錢買新加坡場，但明顯有使用供股錢去解救亂買場的險況。 Link仔評語 : 過去出名優質管理的領展，要在告示寫"為免生疑"４個字是很肉酸的，如果要保住金漆招牌，敬請唔好再做引人生疑的動作了。 6 則留言: 2023年3月30日 星期四 領展供股可憐的6% 於 星期四, 3月 30, 2023 張貼者： Link仔 剛收到供股及額外申請供股的股票入賬(4%申請成功)，心情真是感慨萬千，以前對領展只有愛，現在是又愛又恨，因為管理層變質了，變得不再考慮股東感受，以前會對公司百份百相信，但現在無論CEO說什麼，我都會用高度警覺的態度去處理分析，佢雖然表面在笑，不過我都會睇下佢係唔係收埋左把斧頭係檯底，隨時攞出來斬股東取落雨柴。 領展CEO : 好天斬埋落雨柴 CEO說在轉型的旅程上，看到股東選擇與領展同行，當中不少更是由2005年上市伴隨至今，令人深受鼓舞，但實際上股東是被挾持同行，我再細看分派結果，有6%(26M股)基金單位既不接受供股，又不賣認股權，完全放棄自己的權利，導致我可以額外獲得分派，我估計領展有好多持有實物基金單位的股東，年紀都不輕，你要他們到合和中心辦理相關供股手續，實在是難為了一眾長者，最後導致這6%認股權不供不賣變零，你說這批長者可憐不可憐。今次供股其實係一個資產大轉移，有錢人掠奪小資本股東，相信好多幾手IPO股東都唔會供，大戶就會利用呢個機會來一個大震倉驅趕散戶離場。 ============= ...
